Gamuda Land, a leading Malaysian real estate developer, has officially signed a strategic cooperation agreement with Dien Phuc Thanh House Construction and Trading Co., Ltd. to become the strategic business development partner for the MT Eastmark City project, located at a strategic position in the East of Ho Chi Minh City.
According to the cooperation agreement, Gamuda Land will participate in planning the business development strategy and simultaneously distribute 600 apartments, along with commercial shops and podium offices belonging to Eastmark 1 – the high-rise subdivision of the project.
Savoring a prime location with three street fronts—Truong Luu, Lo Lu, and Ring Road 3—within Long Truong Ward, Ho Chi Minh City, MT Eastmark City spans 14.9 hectares. It is systematically masterplanned with low-rise residential streets and three high-rise subdivisions comprising over 1,900 apartments and commercial shophouses-offices, alongside a modern internal amenity system and green spaces occupying more than 20% of the total area. The project is situated in the most vibrantly developing area of the former Thu Duc City, just a 5-minute drive from the High-Tech Park, and quickly connects with key traffic routes such as Ring Road 3, Long Thanh – Dau Giay Expressway, and Hanoi Highway.
To date, MT Eastmark City has been more than 50% completed, the entire low-rise townhouse area has been handed over, and more than half of the apartments have residents moving in, achieving a 100% occupancy rate for the shopping carts sold in previous phases. The project's legal procedures are fully completed; homebuyers can take handover and apply for the Certificate of Ownership (pink book) immediately upon receiving the apartment from the developer. This is a rare advantage for MT Eastmark City in the context of the current market, where the supply ready for handover is becoming increasingly scarce.
Speaking at the signing ceremony, Ms. Nguyen Thi Van Khanh, Acting General Director of Gamuda Land Vietnam, shared: “MT Eastmark City fully converges the elements that Gamuda Land always looks for in a collaborative project: a prime location, transparent legality, outstanding construction quality, and a dedicated development team.”

The representative of Gamuda Land also emphasized that this reflects the high capacity and sense of responsibility of Dien Phuc Thanh – an experienced and prestigious local enterprise. Because of sharing those sustainable development values, Gamuda Land decided to shake hands with Dien Phuc Thanh to jointly create elite residential communities of the new era, initially at MT Eastmark City, and in the future, other impressive projects.
Established in 2004 with over 21 years of experience in real estate development primarily in the former Thu Duc City area, Dien Phuc Thanh, though quite low-key, is actually a local developer with strong potential in Ho Chi Minh City. This enterprise has made its mark with many prominent projects such as Centana Thu Thiem, D’Lusso, Precia, Ricca, and MT Eastmark City.
Projects invested in by Dien Phuc Thanh all possess strategic locations in the East, where complete transport infrastructure and rich development potential converge. All projects are deployed with transparent legality and standard progress, allowing residents to receive their homes and be granted pink books as soon as they move in. Thanks to this, despite minimal flashy advertising, Dien Phuc Thanh's projects always attract a stable volume of customers, especially the group of real homebuyers.
